Originally formed in the late 1960s as a sister entity to Miller Valentine Construction, MV Investment began developing industrial properties throughout Southwest Ohio. We expanded our product expertise to include office and master land development, growing into multiple markets throughout the Midwest. In the early 90s, we began developing affordable and luxury multifamily communities, expanding into 16 states. In 2016, we compiled a team of industry experts to develop and build Class A Climate Controlled Self Storage.
In 2018, after divesting of its affordable multifamily portfolio, MV Investment intentionally focused its development on luxury multifamily and climate controlled self-storage in growing submarkets of secondary and tertiary cities. We believe that these markets often offer the best opportunity to identify locations with superior risk adjusted returns. We focus on multi-tenant asset classes that are for rent to the market in general. We believe that by spreading risk over a number of leases, this strategy minimizes the impact of a downturn in the economy as compared to single tenant development strategies. Additionally, this strategy allows for the repricing of leases on an annual basis, if not more frequently, which provides protection in inflationary environments.
